Terms of Service

Effective: 1 May 2026 | Governing Law: Laws of the United Arab Emirates, Dubai Courts jurisdiction.

1. Acceptance

By accessing or using Dubaire.ai ("Platform"), you agree to these Terms. If you do not agree, do not use the Platform. These Terms constitute a legally binding agreement between you and UAE AI House ("Company", "we", "us").

2. Platform Description

Dubaire.ai is an AI-powered real estate platform that connects property seekers with verified brokers and developers in the UAE. We provide:

  • AI-assisted property search and matching in 10 languages
  • Verified listing aggregation from licensed brokers
  • Viewing scheduling and communication facilitation
  • Token-based premium services

We are not a real estate broker. We are a technology platform. All property transactions are between you and licensed RERA-registered brokers/developers.

3. Eligibility

  • You must be 18 years or older
  • You must provide accurate registration information
  • Brokers must hold a valid RERA broker card (BRN number required)
  • Developers must hold a valid DLD developer license

4. User Accounts

  • You are responsible for maintaining account security
  • One account per person — multiple accounts will be terminated
  • You must not share account credentials
  • Notify us immediately of any unauthorized access

5. Token Economy

5.1 Purchasing Tokens

  • Tokens are purchased via Stripe or tap.com in AED
  • Prices are displayed inclusive of VAT (5%)
  • Tokens are non-refundable once used
  • Unused tokens are refundable within 14 days of purchase

5.2 Using Tokens

  • Priority viewings — skip the queue for popular properties
  • Verified contact unlock — direct broker/owner contact
  • AI negotiation assistance — premium Tier 3 AI support
  • Investor intelligence reports — market data and analysis

5.3 Token Expiry

Tokens expire 12 months after purchase if unused. We will notify you 30 days before expiry.

6. Listings

  • All listings must have a valid Trakheesi permit number
  • Brokers are solely responsible for listing accuracy
  • We verify permit numbers but do not guarantee listing details
  • Stale listings (no activity for 30 days) are automatically archived
  • Duplicate, misleading, or bait-and-switch listings result in account suspension

7. AI Services (Furqan)

  • AI recommendations are advisory — not professional real estate advice
  • AI does not make binding commitments on behalf of any party
  • Price estimates are indicative only — actual prices are set by sellers
  • You should independently verify all information before making decisions

8. Prohibited Conduct

  • Posting fake or misleading listings
  • Scraping, automated access, or reverse-engineering the platform
  • Harassment of other users, brokers, or staff
  • Money laundering or fraudulent transactions
  • Circumventing the token system or payment mechanisms
  • Using the platform for properties outside the UAE

9. Broker Obligations

  • Maintain valid RERA registration at all times
  • Respond to viewing requests within 24 hours
  • Keep listing details accurate and up-to-date
  • Never share buyer/renter data obtained through the platform with third parties
  • Comply with RERA advertising guidelines

10. Limitation of Liability

To the maximum extent permitted by UAE law:

  • We are not liable for any transaction between you and a broker/developer
  • We are not liable for listing inaccuracies posted by brokers
  • Our total liability is limited to the amount you have paid us in the past 12 months
  • We are not liable for indirect, consequential, or punitive damages

11. Intellectual Property

The Platform, its AI models, design, and content are owned by UAE AI House. You may not copy, modify, or create derivative works without written permission.

12. Termination

  • You may close your account at any time
  • We may suspend or terminate accounts that violate these Terms
  • On termination, unused token refunds are at our discretion (except within 14-day window)
  • Data deletion follows our Privacy Policy retention schedule

13. Dispute Resolution

Disputes will first be subject to good-faith mediation. If unresolved within 30 days, disputes shall be referred to the Dubai Courts. For consumer complaints, you may also contact RERA directly.

14. Changes to Terms

We may update these Terms with 30 days' written notice. Material changes require explicit consent from active users. Continued use after the notice period constitutes acceptance.
